The highest rate of house prices increasing it had to be because of speculative lending and borrowing. As the only thing that kept pushing the house prices higher was people were being approved for bigger and bigger mortgages.

To me this shows the mortgage writers were speculating that home prices would continue to rise fast enough to offset the costs for those who defaulted on the loans, so based on the speculation that prices would continue to rise they continued to make the big loans.
