the second hurdle is the home inspection, at which time, the buyer can request things be fixed or whatever based on the inspection report. If buyer and seller can't agree there, the contract can terminate. The third thing is the mortgage commitment - if the buyers don't get one, they can cancel the contract w/o financial loss. I've already given them as many concessions as I plan to. I've already re-thought my finances based on this deal falling through. I'd sell to a "cash for your home place" before I give up one more dime on this deal.
