My husband and I only put down 5% on our first home, but can now use the equity to put down 20% on our next.

But anyone who thinks an ARM is a good idea, when mortgage rates are still really low is, I agree, rather retarded.

If the ARM was a full 2 points lower, and locked for a year, it 'might' be worth it since you can always refi.
