I tend to agree if they were speculating. I know it's a bit difficult to tell. When I got into the market >20 years ago the rates were much higher (approaching 10%) and the qualification rules were just plain ridiculous (28% of income toward PITI). That kind of prevented a lot of what we are seeing now, which is circumventing that kind of qualification process through the teaser rates.

On the other hand, the markets financial and real estate are much more transparent than they were back then, and information is much more available. Buyer beware.. so I guess I pretty much agree.
