Not free, but meets and exceeds every one of your requirements. You have to see it to believe it. There are videos on http://macromates.com/screencasts. Not only is it a 100% Mac Native but it's also extremely Unix friendly at the same time.

Most serious Mac OS X developers have already started using it extensively as it can work with Apple's XCode and makes for an excellent web development editor at the same time.
