If you're going to make the biggest purchase of your life, at least be very well informed. Go read The Vancouver Housing blog to read what numerous experts have to say in a place where they can be relatively anonymous and not have a vested interest.

I -strongly- think that you would be very well served by waiting a year. Strongly enough that if you don't wait a year I'll feel like I haven't protected friends from causing harm to themselves. But don't trust my judgement, go and spend at least the equivalent to a full work week (40 hours) learning about what you are considering doing.
