Get thee to a counselor. Both of you should go but start with just you for right now. You need helping dealing with the baggage and making the right decisions. The counselor is not going to tell you what to do, s/he's just going to sit, listen and ask pointed questions.

You know the correct path, but you just have to find it inside of yourself. These have to be answered first and foremost, before you think about anything else, especially buying a house.

This is NOT something that will clear up on it's own, and I don't think that you (or most people) are able to work through it yourself, professional help will, well, help a great deal.
