13 years ago; maybe 12 years ago. I was forced to sell a house (divorce stuff), and I wound up losing about 25K on the deal.

What economists are worried about now is the trend towards financing 100% (or more) of the value of the house, and "interest-only" mortages which can also cause negative amortization. The people who are in that situation are not in a good position if the market corrects itself and they're holding notes for way more than the value of the house. Especially now that the bankruptcy laws have been revised.
