get what you consider to be a fair price. Don't argue about whether his price is fair or not. This is, by definition, determined by the market, not opinions. I'd probably go as far as letting him do the payments, which amounts to an interest-free loan, if he is willing to pay the market. I'd write it up formally with a notary, though.
