is that all of it's usable land is clumped together in one big spot.

Alaska has a lot of small pockets of land here and there, most of which cannot be reached because railroad to that land is forbidden. It's not economically feasable to build a lot of airports for aircraft big enough to carry any kind of industry.

You'll notice in the Lower 48 states, all the steel mills (for exmaple) are built either right next to, or on top of, ore deposits. The ore is mined and immediatly smelted and turned into whatever and handed to the guy who turns around and sells it. No shipping.

Even once Alaska did build railway to those remote areas, it wouldn't be feasable to industrialize them.
